{ "description": "<p>Advisor: Dr. Kataro Galasso (PhD.)</p>\n\n<p>ABSTRACT This study has been conducted in Nekemte town of Oromia National Regional State with the general objective of Assessing Condition of Condominium Housing and Affordability in reference to Jitu II and Kesso condominium sites. In almost every society on the world, housing has become a major public concern, particularly in developing countries including Ethiopia. Consequently, condominium housing program was launched with the primary purpose of providing affordable and low-cost housing for low and middle-income groups. But, its condition and affordability has been a significant issue and has received a lot of recent public attention particularly in Ethiopia. Though housing affordability was recommended by scholars based on the socio-economic conditions of the specific society, it is still at its infancy and remained challenging in Nekemte town. To this end, a cross sectional survey research design was used in the study to achieve the study's objectives. The target populations of the research were household heads of the study sites. Furthermore, both quantitative and qualitative research approaches were employed. Qualitative approach method was mainly used to identify the situations of the condominium houses, and quantitative aproach was employed for numerical data. The primary data sources of the study were questionnaires, interviews and observations. Secondary data sources were published materials, books and municipal reports. SPSS and Excel softwares were used to analysis quantitative data and Microsoft Word was used to narrate qualitative data. The research findings indicated that, the condominium housing program in the study area was not in its best to assure the target groups due to high cost of condominium housing. Lack of gender consideration, low level of income and saving of majority of the residents, less willingness of the residents to live in condominium houses due to poor provision of infrastructures, and inappropriate location of the condominium sites were among the constraints uncovered the wrong track of the condominium program in the study area. The research further identified that, condominium housing in the study area was only offered to capable groups who can afford the specified costs. Moreover, poor construction material, unaffordability, structure inconvenience, depraved pavement, bad utility installation, and other supporting features within a building were among the limitations of housing quality and neatness. Finally, the findings revealed that the supply of affordable housing for low and middle income groups in Nekemte town were influenced by unaffordability of developable land, lack of housing finance, poor workmanship and construction sectors, unavailability of building materials, and unreliable services and infrastructures. Hence, the researcher suggested that, the municipality should create public funding sources for low-income housing developments, generate fund via bond elections, and offer incentives and tax breaks in the town. Furthermore, rather than implementing the uniform policy, housing developers should consider the spatial variation of housing costs, residential land values and housing demands.
